Thanks for the advice, our intention is to start very small. Credit/debt isn't really a huge issue, it's more our comfort level. My plan is to stick my toe in first before jumping in hard.

Thank you all for the replies. My wife and I are actively working toward this. She is being much more conservative than I but that may be a very good thing. Our game will have to play out where we are both onboard. I am not sure of my timeline but I'm gonna set a goal of positive cash flow within the next 12 months.

Plans are to start with small single family, buy and hold. I may trade up later to apartments. I am working on narrowing down my search area and attempting to identify good areas for investment. I will also need to put a team together when the time is closer. My dilemma  for now is do I take the time to pay down all my debt and save more cash, or just go for it and use the cash flow to pay my debt down. I'm thinking that it will end up being a combination of the two.

Hello everyone, I am a steel mill electrician here in SC looking to move into real estate investing and out of the steel mill (eventually).  I've been reading and watching podcast/you tube like crazy. I've always been into the idea of having properties that will produce cash flow for me but until recently it never seemed feasible for me. I had small kids and bills with collage looming, etc. Most of that has passed now and the time is right, I'm really excited about getting started and looking forward to hopefully being an asset to this group.
