I Don't believe it is a federal violation to offer a discount to Military.  I believe it is acceptable most places we go.  In my state, contract rules.  Meaning if it is in my contract it stands.  Of course, i do live in a commonwealth state.  Again this is my opinion.  An investor should contact a real estate attorney to confirm the laws of your state.

It's great to honor our veterans.  I think discounts to law enforcement officers is also a great thing.  The officers in my area are aloud to bring there patrol cars home.  The presence of the car and officer creates a more stable investment in my opinion.

Claim the house on Zillow and update the remodel with details and pics.

Jump in as long as the numbers make sense.  The income from the property will remove your debt.  

The two separate docs are a rental contract and a sales contract.  The sales contract refers to the rental contract as a term of purchase.  The rental contract makes no mention of a sale.

I have used these for years and have been in court with no problem.

Find someone that you trust to help with the deal.  The Kingston NY area is a nice area to invest.  I am from the Newburgh area originally.  My mentor always told me to go out there and just do it.  The details will fall into place with the proper team.
