My name is Craig V. Doty II, and I’m excited to be joining this amazing community of real estate professionals and enthusiasts!

Investment Info:

Single-family residence fix & flip investment in Camden.

Purchase price: $77,000
Cash invested: $51,817
Sale price: $156,500

Bought a foreclosure on the Courthouse Steps, ripped out flooring and expanded the kitchen, overall update of property.

What made you interested in investing in this type of deal?

To try my hand at Flipping.

How did you find this deal and how did you negotiate it?

Courthouse Step Auction. Had done a BPO on the property, new what was inside!

How did you finance this deal?

Severance Package from Corporate Real Estate Position after 13 yrs of loyal service

How did you add value to the deal?

Full kitchen remodel, flooring and paint!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Thank you all for the posts (and encouragement! LOL) Like I said, I am just starting the process of setting my 12 year goals to get me to 62 and retirement. Those cities were the destinations my family agreed would be the places they may want to vacay to occasionally, and my thought was to buy a place to stay once or twice a year in retirement and be able to STR it to make it pay for itself and also be able to write off some of the travel expenses to go check on my investment.

A strategy change would be to chose a few other locations and build them up to cash flow enough to pay for the occasional Vegas or NYC vacation!

@Luka Milicevic - Nashville is a definite for the future, can't you send me any examples of STRs in that market so I can better prepare to buy one down there in the next year or so?  Also, the San Fran location was for NAPA V basically!

I have started out building a 12-Year real estate investment plan and one of the Investment types that I do not know much about (Except for how to book one) is Short Term Rentals (AirBnB's, Vrbo's Etc)

My modest plan includes buying 5-6 STRs in destination cities!  Destinations, I would like to occasionally visit during retirement.  Say, NYC, Nashville, Vegas, Denver Aspen, San Fran (Napa) and/or LA.

Wright now the question is what do these investments cash flow on average.  Considering, I would most likely be buying these on a turn key basis, ya know, having a Mgmt co running the show.
