I'm not sure if this allowed on here: My niece is looking to rent a house in Blacksburg, VA for her senior year (starting August 2024) at Virginia Tech. Can any realtors out there help?

I'm kicking around the idea of buying a 2 family and renting it out by the bedroom.  One particular house I'm looking at is 3 bedrooms/1 bath on each floor.   So I would rent out 6 bedrooms.  Each floor would have 3 people (3 bedrooms on each floor).  Is 3 people sharing 1 bathroom not gonna work?

Definitely don't pay it upfront. You might want to look for a new HML altogether. They sound sketchy asking for that upfront. Also, $1,200 is a pretty high application fee.
