I have a property I am interested in buying at auction. It was built in 2003 and in 2004 classified as affordable housing. The house is going up to auction this Monday in New Jersey. 1. Am I able to buy it or do I need to qualify for affordable housing to buy it? 2. Does the affordable housing restrictions go away when you buy it at auction/Sheriff sale ?

I often wonder why people would need investors if they have the money.

If a successful flipper who makes anywhere from 70K - 150K a flip and who does like 4-5 a year, then why would they need outside investors? Wouldn't they have the capital to fund the flip themselves?  Why would they go out of their way to get Hard Money or Partner with others on a Joint Venture?

if you ask for a cash advance they automatically start charging you interest but if you just make a credit card charge there would be no cash advance interest.

is it possible to do this......

Say you have excellent credit and high credit card limits around 40K and you can get new cards with 0% balance transfer and 0% APR for 15 months.

If you open up a LLC and sign up for a merchant account would i be able to charge my personal credit card to the LLC take the money that goes into the bank account to buy a property with it under the LLC.

I was thinking that if you are able to do this then all you would have to pay on the funds are the credit card fees which would be about $1,000.00 which is like a 0.2% interest rate. Then after 15 months transfer the balance to another credit card with a 0% APR for another 15 months, which would in turn get you 2 1/2 years with no interest on your funds except the initial $1,000 in merchant credit card fees. Also you could probably just rinse and repeat with the 0% Balance transfers and 0% APR credit cards for 15 months for a very long time.

This would allow you to collect free rent with their credit.

Am i missing something?

Post: Foreclosure House with Liens

I am looking into buying a foreclosure at an auction in a few days. When i viewed the title information from Auction . com it is saying that the property has multiple liens. When i looked up the liens online from the county website it shows a few tax certificate liens from previous years all the way up to 2016. 

Is it possible to have more then one tax lien on a property at a time?

Also is there a way to find out exactly how much is owed on the liens?
