Hello Everyone.  Thank you for your input. You all were of great assistance.  I have possession of the keys and garage remotes as of last night.  Dan - thank you for your recommendation to reach out  to rent recover service. I will be sure to give them a call if my tenants fail to meet their legal obligations.

Hello All,

My tenant notified me that they needed to early term their lease agreement.  They have paid through the end of the month however have moved all of their belongings out of the house.  According to the lease they signed they are responsible for their monthly payment until lease term or until I sign a new lease.  Few questions...What steps should I take?  Can I change the locks?  What are my pitfalls?  What is the best way to communicate/ remind my tenants that they are legally responsible for their monthly payment until I get new tenants.

Any advise is greatly appreciated.

Lia. My renters also provided me with a card indicating that they had the right to grow 50 plants.  After investigation however it is my understanding  that it is local city ordianace that dictates how much can be grown not state.  The local ordinance that my property is in only allows 12 plants. It also said that you may not have any special lighting, plumbing etc to help the plants grow and that the grow mustn't be within a certain sq footage. Since the operation in my house was large like yours I shut them down.  Additionally I am not willing to take the chance that the federal government could take my house if they do decided to crack down. I would suggest that you look into you right situation further. I am interested tom hear what you do find.

So I met with my renters and asked them to take the plants out of the house.  They moved out the beginning of December and I have new renters in the house.  There is minimal damage and the pot smell eventually went away.  Just needed to open up some windows to get the odor out.  I have heard some terrible stories so I consider myself lucky.

As you can see by the picture of my kitchen above I have many sections of counter top.  If I decide to replace the counter top and can't find a matching pattern am I allowed to charge to replace all counters or just the affected counter section.  If I can only replace the affected counter any suggestions on how to match or limit the mismatched counter from the remaining counters.

Hello All,

My first tenant moved out this week and upon final inspection of my house there is a burn on my kitchen counter top.  See pics.  Any suggestion on how to repair this?  Or is replacing the counter top the only way to resolve this issue?  If I have to replace the total counter space is fairly large and I am considering cost.

Thank you everyone.  We did a walk through this past Sunday to make sure all of the plants are out of the house.  The smell of pot was very obvious when we first walked in the house.  The basement however, where the 50 plants were being grown, did not seem to have a residual smell.  They made some changes to the house wiring and added a panel since their operations needed a computerized system, additional lighting, fans etc.  With that being said I plan on having a licensed electrician inspect the house to ensure that the wiring is up to code.  As most of you recommended I will plan on giving the house a good scrub and air it out to see if we can remove the smell.   I will let you know how things turn out.
