@Jay Hinrichs do you see or have you heard if this affects remodels to either the interior or exterior?

I'm looking at purchasing a 60''s fixer and might change the interior floor plan at some point.

It looks like it only addresses complete demos. SB871 correct?

Great advice, Steve! That is where I am leaning toward's especially since I have the VA available meaning I can keep my cash on hand for some form of investment when I find it.

Greetings All!

Finally getting around to an intro and using the web site and forums more.

About 2 years ago I listened to a few dozen podcasts as a way to learn more about the possibility of investing in real estate (fix and flips or rentals). Before I pulled the trigger on anything we moved from Columbus, GA to the most expensive city in Oregon (Lake Oswego, $400K gets you 1,000 SF fixer here). So I am leaning towards limiting my RE investing goals for the moment to trying to simply find a home for the family. So I am here to refresh my RE knowledge and come up with a plan. Any and all advice is welcome.

Thanks everyone for your time in helping others on the forums, BP is a great resource! Such a wealth of knowledge here.

P.S. I have the VA loan available but was interested in finding a good investment as well, so curious if anyone has had any luck with foreclosures or pre-foreclosures meeting the VA/FHA guidelines, and the best way to find them (Property Radar or similar app? Thanks again!
