@Bryan Richardson you make a good point. The deals definitely work either way. If the loan amount is higher, obviously the difference in payment becomes amplified (possible down the road). I'd like to find a lender to build a relationship with and it might as well be with one with a great rate.

I've gotten pre-qualified by a number of lenders for a rental property (SFH) in Knoxville, TN and all of 30 year fixed rate quotes range from 4.9 to 5.1 percent. I've seen people post rates on this forum that are much lower. Have I just not spoken to enough banks or is this in line with what you all are seeing? If not in line, do you have any good recommendations? For extra information, the loan amount is about $100,000 and my credit score is about 760.

I'm in a similar situation and am just planning to go for buy and hold as @Andrew Syrios mentioned. I just want to get my feet wet and expand from there.

Hi all,

I'm trying to wrap my head around a concrete example of BRRRR. Would this property from Tennessee be a good representation of a desired result? If not, what are some of the things I should change in the calculation or when looking for properties? I appreciate any input.
