Quote from @Nicole Heasley Beitenman:

You'll be fine. Plenty of children and pets live in town homes, duplexes, apartments, etc. People tend to forget that when they try to use kids/pets as the excuse not to house hack.

So true! We put in an offer for a smaller, older single-family home but will see what we get back.

Quote from @Jules Aton:

I'd consider doing 2 years. That gives you extra time to get your finances in order, puts off the awful moving experience and also allows you to avoid capital gains taxes if you decide to sell within 5 years. Not the fastest way to get build a portfolio but with limited funds and a family in tow it might be solid progress and offer more options?

Haha yes I think I was a bit ambitious and we will take 2-3 years, realistically speaking, if we wanted to do it again.
Waiting to hear back by the end of today for an offer we put in! We put in for an older single family home in a pretty nice neighborhood and area. So it will be comfortable for the kids while we stay and renovate.

What did you and the wife end up doing? My husband and I are currently looking for a third property (we have one we rent out already, are planning on renting out our current home, and after 1-3 years turning around renting out this next home). It is definitely not easy. We have three kids four and under, plus two dogs... Ultimately I am wanting to sacrifice now to set us up for a better future. The kids are young and can share bedrooms/live in a small space... but once they are older it will be much more challenging.

Thanks for your responses everyone! We are not looking into renting out a room or anything in our current home... more simply moving into a primary with the goal to turn around and rent it out in a year. It will definitely be a sacrifice but I imagine that when my kids are grown... I will have a home for each of them!

How did this end up working for you? My husband and I are thinking/in the process of purchasing a townhome for us to move into, rent out our current home, and then after a year either move back into our current home and rent out the townhome or purchase another property. We have two toddlers and a baby, plus two dogs. So more than a bit nervous to downgrade by size so much!

Has anyone here househacked with young children and dogs? We have two dogs and three very young children and are looking at purchasing a townhome to move into with the plan of moving again in another year. We are estimating our current home to cashflow decently but the townhomes we are looking at do not have a great cashflow ability until we are able to pay off more of the mortgage and refinance.

Definitely a bit nervous downsizing so much with the kids but it will take us years to save up for a 20% down investment property.
