Hi all,

I have 4 rentals that need tree trimmings.  I have reached out to 2-3 contractors for estimates and also asked them to provide COI.  One of them sent theirs with the following info:

Under Description of Operations/Locations/Vehicles:
Blanket Additional Insured/Blanket Waiver of Subrogation/Blanket Primary and Noncontributory/Blanket Per Project Aggregate.

What does the above mean?


They do have GL at 1 mill, but no WC.  Are we ok with this?

They listed me as Certificate Holder.  Are we ok with this, or we really need to be addtional insured?


Any feedback is greatly appreciated!

I've been testing it for the past month, and I'd say the marketing aspect is much stronger than creating your GPTs. The latter tend to fail and be less accurate than expected although I am sure it will improve over time and the cost of creating personal GPTs will decrease as well. 

Coming from an architectural background, I now use Midjourney to create a visualization for potential development/remodeling of properties, ChatGPT for reading/writing and Analytics, and sometimes Github's co-pilot to create custom code for my workflows.

@Chris Seveney Hi Chris.  It is 1842 SF.  The rent they are asking is $33/SF/YR, which is very close to our current market rate.  I am going to counter with $35/SF/YR, which is what previous tenant was paying.  

Hi BP,

We have a vacant unit that is end cap with drive through and patio. Previous tenant was a coffee shop. This week I received an LOI from a prospective tenant who will also be a coffee shop. There are 2 things from the LOI that I need input/advice for:

-  They want to play prerecorded music on the patio.  We currently don't allow this.  Our other end cap is a restaurant and has a patio also but we don't allow this.  Should we allow this now?  What are the pros and cons?

-  They ask for $20/SF in TI.  Previous tenant was a coffee shop and this prospective tenant also is going to be a coffee shop so most set up should be there already.  So asking for $20 in TI seems steep to me.  What do you all think a reasonable TI should be in this case?  How much TI will you give if it were you?

 The A105 seems reasonable to me in this situation. If I were the architect, on something like this, I would use the B105, which is the counterpart to the A105. 


 Just the A105 standalone or add another form to it?  Their website talks about A101 and A201 which confuse me.

(a very big tree fell onto my home 5 months ago and damaged half of it.  Been fighting with insurance.  We are looking at around $220K in repairs.  I have a GC in mind.  He did the mitigation for us and I like him.  However, I don't like his contract at all.  I heard about AIA contracts but not sure which one is suitable for a project this big).
