Hello everyone,

This property located in Kennesaw, Georgia has been vacant for the last 10 or so years. I believe the owner was trying to let the value increase before selling, and it's increased a ton. The city of Kennesaw has been booming since the updates of the university. Anyway, I live RIGHT next door to this property and it finally went up on Zillow just 2 days ago and there have been MANY people interested in it. I am one of them, so I ran the numbers and these are my results. I've used this calculator less than 10 times so I really hope I'm using it to its fullest potential. It's a 3 bedroom 2 bath fixer upper and it's STILL going for 110k. I'm seriously interested in this property. I would like to fix it up and use it as a rental for students attending the university. My father is a contractor so he has all the knowledge available to renovate this house, and being that we live right next to it we could potentially make all the repairs ourselves in no time. I would even love to manage the property regardless if we're the ones purchasing it or not. I don't have a ton of experience but this house is in a booming area and I would love to get my foot in the door on this one. Is this a good deal? Would my next step be to find a local investor who would be interested in the property as well? Thanks for any and all advice!

Hello everyone!

This is my first forum post so I'd like to introduce myself. My name is Courtney, I'm 21 years old, and I live in Kennesaw, Georgia! I'm still fairly new to BP, well real estate in general for that matter, so please excuse my terminology if I get it confused. I'm currently enrolled in a program to get my real estate sales license. I've been educating myself on real estate investing on my own terms and was persuaded to get my license by a friend's mother who is an active agent. I never realized that the broker companies "interviewed you" and try to encourage you to join their company, which is slightly relieving, but I'd like to find the best broker for me. I'm looking to use my agent skills to become an investor further on down the line, but I'm still in the very beginning stages of learning the subject entirely. I'd like to find a broker that will provide the best training and guidance for me to become the most educated agent/investor I can be instead of one that will just put me at a desk and tell me to get to work on the first day. In other words I would like to find a little bit of hand holding in the beginning. I've heard Keller Williams has nice training programs for beginners, but that's only a single experience I've heard about. I find myself learning more and more about the subject every day, so I'm super open-minded to ALL advice! Does anybody else have any other experiences or suggestions to share? Thanks a bunch!
