I am not sure @Brent Coombs how to proceed. I have just started so I am not even sure what to ask or how to sort through the properties.  I do have a strong buyers list that I am continuing to build but I don't have any properties to feed to them of yet...So I was thinking to go through the listings to find the properties they, my buyers, stated that they wanted...Is there a way to sort through the listings for my benefit? Or should I just leave them alone?

Hello everyone,

First I must say I am thrilled I joined this network of great advice and minds!!! The other day I was able to get a realtor to send me properties off the MLS for the type of houses 85% of the buying market wants to buy. Now what? I am going through the listings and I have no idea how to proceed. I haven't made a deal yet however I am fairly certain there is a deal within the listings. Any tips on how I should go about sorting through the listings to find my first deal?

So, you should probably talk to a CPA or tax attorney to get the best qualified advice.  

If using an LLC, the income/taxes are typically applied to the individual.

Ok great thanks for the reply. I will see if there is any CPA in my local REIA

Hello,

I am new to real estate investing. I incorporated my business as an LLC here in Florida. I haven't had my first deal yet. I would like to know how do I set up my business so I can properly take money from deals and be taxed accordingly. I am 25 yrs old so I don't have a IRA or any of that. I would like to know basically how do I make sure I have my financial accounts in order for when my deals start to come in. Thanks in advance for any advise or recommendations!!!

Hello,

I am new to real estate investing and I signed up at my local Real Estate Investors Association. They give great info on every aspect of Real Estate Investing. My main question is this: I don't have a lot of capital to work with. I still work a full time job, thankful at home, so I don't have a lot of cash flow to invest. I know about doing deals like wholesaling and getting finder fees however I really want to know how to market the best way possible. I currently reside in Orlando and the real estate business is very competitive. I would like to know if anyone knows a great way to market for sellers and buyers without spending an arm and a leg? I know eventually any deal I get, majority will go back into marketing however again I am just starting off so I am looking to put my current funds into a great marketing campaign that isn't too costly. Any advise or recommendations will be greatly appreciated!!
