Kenneth yes it will be for rental properties. I was thinking generally for any real estate business but i will definitely check out Mark Kohlers video. Thanks

I wanted to start an LLC but I'm getting mixed suggestions and seeing mixed reviews. Some people say I should use an attorney to create it because they'll be able to protect me and act as my registered agent. I am seeing mixed reviews for legalzoom.com and swyftfilings.com, Can I get some feedback on the best approach? Legal zoom has an A+ rating on the BBB but out of the 19 reviews only 2 are positive. Swyftfilings.com lost its accreditation earlier this year and isn't rated but of the 7 or so reviews only 2 are negative. Also when I google the 2 swyft has a better rating

Thanks everyone. I do charge an application fee which I don't collect but instead have the potential renter pay directly to the company I use for the background check. I have an agent that I'm using now but I don't think he's getting as much traffic simply because people would have to pay that fee so I think I'm going to switch to FSBO. Jen. R thanks for the tip on watermarking my images. Definitely something I would like to try. Ive always been skeptical about craigslist. Ive had the property listed for about 3 weeks now but no one has taken it yet. Should I lower the rent and go for a break even approach or slightly above instead of trying to make a decent profit right from the start. This is a long term buy and hold property.

So we just purchased a 2 family home and we're trying to get it rented. Does a realtor have more access to potential renters using the "MLS" than if I rented on my own using sites like zillow or trulia? My fear is that I'm losing potential renters that don't want to or can't afford a realtor fee.

Ok, thanks. Do I have to live there for as long as I have the property or can I move out after a year or so and rent that apartment for more cash flow.

If I wanted to use an FHA Loan to purchase a multifamily property, 2-3 family unit, do i have to live in that property?
