I purchased a rental property out of state in my name. Now I want to transfer the property to my LLC via quitclaim deed? Will I have to pay a conveyance fee? Which DTE Form do I use, "Statement of Value & Receipt" or "Statement of Reason for Exemption from Real Property Conveyance Fee"? Thanks in advance.

    That is awesome advice!  I never considered vacant lots, but that strategy sounds great.

    I'm interested in buying property at the Philly Sheriff sale and looking for someone who has purchased property from both the tax deed and foreclosure sales to be a mentor to  me. There are a few "investment" companies in the city that are charging thousands of dollars for their "training" but my partner and I are looking to form relationships with fellow investors and get out of the Rat Race.  Mentors please respond.

    I've been considering purchasing some tradelines to give my credit a boost.  Anyone know of any reputable companies who sell tradelines at a reasonable price?

    Hi

    I was looking around the market and wanted to get my feet wet and try sheriffs auction of real estate. What type of properties should I be looking for. What General area also should I look in. Low tax neighborhood or high tax neighborhood. Also what condition should I be interested in. I do have a contractor on standby to do rehabs. What should I stay away from? And another thing. would the open market be better to do rehabs.

    Anyone familiar/worked with Jamisa of Rosebud's Investments, LLC out of Philadelphia, Pa? If so, any feedback you have is greatly appreciated.

    What's the business agreement say about the choice of law/choice of forum? Typically the agreement would say that the laws of a particular state apply to the underlying agreement. It would also typically say you can only bring a lawsuit in a certain county within a state (or say that the parties must arbitrate). 

    In any event, I would engage counsel and have the attorney look at all the relevant documents/facts.

CAll a few real estate lawyers and see who seems trustworthy and you click with. Alternately, look up real estate lawyers on yelp and read their reviews.
