Post: General Contractor for GUC in East TN

I am in search of a licensed General Contractor in TN for ground up construction of single family homes. We are experienced home builders, having built close to 100 homes in south Florida over the past decade. My partner is retired and not interested in seeking his license in TN but wants to continue to build spec homes. We are in need of a general contractor to provide permitting for our projects for a fee. This role would be entirely passive income as we would manage and supervise the day to day construction. The contractor is welcome to be as involved as they wish to ensure the project is going smoothly, or not at all.

My partner and I have built over 70 new homes in Florida. My partner is an experienced home builder with 40 years of experience, however we recently moved to TN and he is not interested in getting his TN GC license. Instead, he suggested I find a GC that's willing to enter projects in a "supervisory" position. This would be a flat fee payment for the use of their license for permitting SFH. My partner and I would run and complete all construction and inspections.

Has anyone had experience with this and if so, does anyone have a GC in TN that may be interested in this opportunity for hands off passive income? Thanks.

Hey everyone, 


I am looking for recommendations for an investor friendly construction lender. The BP lender tool does not offer construction lenders. I’ve done my own research but love to hear feedback from investors on their experience. I’ll be building Single family homes in Knoxville TN.
