@John Reardon I think you’re doing it right, meaning you’re waiting for the right deal and not taking part of FOMO. I wouldn’t say to hold off and wait for a bubble to burst, just counting your conservative approach and wait for the right deal. Network with others on BP and see if you can find someone worth partnering with.

@Alec McGinn when I first heard GC say that, he said, “don’t buy anything that doesn’t have at least 16 doors!” (There was no data backing up that number haha) But like many have said, I think listening to him is a good way to broaden your perspective and help you to dream bigger. You have to be realistic with the resources and knowledge that you have. I read an article headline from Harvard Business Review recently that was titled, “Why New Leaders Should be Wary of Quick Wins.” You May have the experience that translates to going big, like Carson’s suggests. But if you don’t (I certainly do not at this point), I don’t believe we can sacrifice the experience we gain from the small stuff.

@Marisa Rowe Obviously, if you were planning to sell the house the most important number would be what other investors would pay for it. However, if your strategy is to BRRRR the property, then the bank valuation is all that matters!

@Matthew Perry honestly, I don’t have very defined goals for next year. Just finished up closing my first deal (house hack triplex). My goal for next year is to do one flip and one brrrrr deal.

@David Spencer I would definitely suggest getting a 3 or 4 unit place, where you can still get owner occupied financing as well as potentially cover your expenses with rental income. I’m not sure what the rents are like in your area, sounds like home prices are MUCH higher for you than they are here in upstate NY. But I bet you could find the right deal if you’re patient.

@Wade Penner I keep accepting apps and doing showings until I have a signed lease. Then I take the listing down and contact those who sent in apps so they know it’s not available.
