@JEFF G I hear ya. Im just now really getting into marketing right now and ive really just not been doing it right. I've put together a better stragity, I think, and im going to see it throug. Good luck to you hope to see you around!

@Ryan Blake, thank you for responding! Like i said im a noob, hints the lack of info. Currently im marking to fsbos on zillow, driving for dollars and I'm looking at putting a list together off of propelio for preforclosures. In all honesty I've been researching how to invest in real estate for the last 9 months or so and i just recently found a mentor that has me looking for deals. I haven't done just a bunch of marketing because i dont really know how to put a good marketing campaign together. Im a hands on learner. Ive watched videos and im reading books trying to get a handle on it but it's hard for me to feel confident with out being around the business end of things and getting to get my hands dirty,if that makes any sense? 

I personally would like to find buy and hold properties so i can quit shoeing horses. It's a good living but really hard on my body. I've got a mentor that is willing to fund and or do the paper work on deals i find for 50% profit. So im trying to get deals so i can put some capital together. 

I'm working on my credit right now so financing for me is limited. Ive got something like 50,000 or so in equity in my home so I've been considering that as an option, I would just have to convince my wife that it's a good idea! Any good ideas about good marketing stragities would be aweeome! Once again thank you so much for responding.

I'm looking to get started investing in Fort Worth, Weatherford, Mineral Wells and I'm wondering what a good deal looks like. it seems that almost everything i see or hear about is over priced and investors are buying these deals. Am I not seeing something or just not looking in the right places? Any help would be greatly appreciated.
