Yes, you need a strong broker to guide you through and help crunch numbers. But it's even more involved than that.  

Thanks for the reply. Yes, I agree that all of your line items there are critical. When I mentioned looking for someone familiar with the 'math' of investment properties, those are exactly the types of elements of a good deal that I was referring to.

I've been in St. Pete for about a year, renting, and I'm looking to buy a duplex or house with detached structure so I can rent out a portion. I don't expect to have the entire mortgage covered while I'm occupying it, but do intend to move out after a year or two and rent the entire thing for cash flow.

Need an agent to guide me a bit in the process and to look at options in the area. I found an off market house that I think would be great for me, so I'm motivated to find an agent ASAP to view it with me. Pre-approval for FHA loan is secured.

Any recommendations on agents in the area that specialize in investment properties and understand the math involved?
