Hello, everyone!

I'm looking to purchase my first rental property in Blair County, PA. I'm about 80 miles from Pittsburgh. Honestly, I'm not sure where to begin. I look at a property, start to analyze and then become paralyzed by the abundance of information available. I know from experience that I learn best from a teacher and when I have a plan, I can execute at a high level. I foresee myself being a hands on investor, so I would like to stay close to home. It would be such an amazing help to have someone who can help me put together an action plan and advise me in execution. Of course, I wouldn't expect any handouts and would be willing to offer some form of return on their investment into me. If you know any agents, fellow investors, mentors in the Central Pennsylvania area, or someone that would be willing to mentor remotely, I would be incredibly grateful!

How would you recommend finding a good deal on a flip property in a small city? Local agents haven't been much help and there isn't much of an investment community to access.

@Joe Splitrock Hello and thank you for the reply! Valuable information indeed! I am definitely not blind to the inevitable issues that plague this industry, nor do I think I would be any better suited to remedy those issues. Rather than transparency, maybe the term I was looking for is trust. While considering this, I've spoken with over 50 family, friends and fellow employees about their experiences with contractors and 2 of them had positive experiences. I'll have to do more research, but I feel like there must be a better way to handle these transactions and maybe it's just communication. Either way, you've given me much to think about. Thank you!

Hi, Nick! Thanks for the reply. I'm located in PA and oddly enough, there are no licensing requirements for GC's. I do feel like this is one major reason we have have many under qualified and low quality contractors in the state.

Hello, all! I'm currently considering starting a general contracting company. Catch is, I have no real building experience, or skills. My goal is to start a company that focuses on transparency and customer advocacy, because, generally speaking, I feel like the industry lacks these qualities. I've spent the last 15 years in sales and customer service, so my plan is to handle day to day business operations, marketing and sales (finding us work) but I will have to lean on sub-contractors until I'm able hire my own team. I would love to hear any thoughts, advice or feedback you all might have on my idea. Thank you!

Hi, Michael! I’m in PA. I have roughly $5,000 cash set aside to get started and am more than comfortable making interest payments. I already have a contractor ready to roll. My only real experience was fresh out of high school working with a local contractor on new construction, but have the means and know-how to complete many renovations myself. Hope this helps! Hi, Kevin! This is a single family house that I plan to fix and flip. I paid $15,000 for the house and estimate the rehab at $75,000, with an estimated ARV of around $150,000. The issues I'm running into are a) I already purchased the house and b) it's my first flip.
