I just mentioned cash for keys as an option, just seeing what everyone would consider my best option. Thanks for taking the time to weigh in

@Jay Hinrichs the home is not a whole lot better. I do a check twice a year and while it’s unkempt there aren’t piles of garbage everywhere though either. It’s dirty, but I feel to an extent while I see it when I go there, it’s not completely my business how they choose to live. I don’t know, still torn. Thanks for weighing in, always appreciated

@Michael Plante right? That’s part of the reason that I’m torn. Even though it’s a little frustrating to go and serve him notice from time to time, he has always paid each month!

@Eric James when you say you can’t believe how fast people jump for cash for keys, were you referring to me going straight for that or the tenants that will jump on it?

And I know I made my post sound like I hadn’t been by in a month or more, but that wasn’t quite the case. I try to go by periodically and check on it, I was actually there just last week on Tuesday making a repair and noticed the grass was getting tall, I did not look in the backyard, which was where the 5 foot tall weeds were down a slope. My mowing company was coming by on Wednesdays, so I didn’t really put too much concern with it because I figured it would be getting mowed the next day.

Nonetheless, sound advice and I probably should have just driven by on Thursday and checked back in to make sure they were getting by

@Theresa Harris definitely appreciate the insight. I agree to having him pick up, but that sounds like a nightmare in itself cause then I have to check to see if it is cleaned up. Thoughts?

So to touch on the subject of my post, I got to mow the grass at my duplex and cut down 5 foot tall weeds, because my mower has apparently not shown up and I got a call from the chief of police on Friday, yay! Also got to go and deal with an air conditioning issue at my other property, Shop vacuuming up water and cleaning up a basement floor! Nothing that I mind doing, just wasn’t in my plans for a Sunday off.

The real item I’m hoping to address with my post is the condition of one of my units at the rental property. I’ve had split decisions with previous feedback, but one of my renters just does not take very good care of his side of the property. He is an inherited tenant and just does not keep up on the place very well. Today while I was mowing, the garage door was up and there is just a huge pile of trash in there, which is a really big problem because the city building sits behind my duplex where they dump trash. So lots of potential critters getting into there. He is on a month-to-month lease and I’ve kept him that way in case I need to get him out, he has always paid each month, but is chronically late at times and I’ve had to serve him notice multiple times. But that’s really my only issue with him is chronic late payments and not keeping the condition of the property in better shape. Otherwise I hardly ever hear from him and I know in hearing from others, turnover is a landlord‘s biggest issue. I’m torn on what to do or how to handle the problem?

Do I force the issue of the lease in keeping the place picked up? Just ask him to keep the garage door closed? Or go ahead and attempt to get him out of there? Cash for keys? Or serve him 30 day notice and let him know we’re not renewing his lease?

Any and all help is appreciated

$2,000 a month cashflow? You're killing it

What's the end goal with the refi? Just to get a better rate? Pull out money for next investment? Something else?
