Thanks all! Have an intro call with them tomorrow and will likely move forward for 2023 taxes (have W2, a duplex and an Airbnb beach house)

Hey Chris - it is excluded. The updated legislation in 2018 "exempts single family dwellings with an Accessory Dwelling Unit and a single rental unit in a condo, co-op or homeowners’ association."

    Investment Info:

    Small multi-family (2-4 units) buy & hold investment.

    Purchase price: $1,250,000
    Cash invested: $250,000

    House hacked a 2 unit duplex in NW DC. I short term lease the basement unit and rent out 3 of the bedrooms in the upstairs unit where I live (I live in the 4th bedroom).
