I got a lead from my direct mail marketing and I talked to the seller and the property is a 2 family house that is worth about 120k as is and currently is rented out. Each apartment rents for about $700 and he wants 90k but that is before I even looked at the property and actually negotiated with him. I'm sure I can get him down to 80k easily. The question I am asking is what price should I be looking to get since it really doesn't need to have any repairs done and the property is already cash flow positive? If I get it to 80k that is 67% of the appraised value and even better percentage if I was talking about the ARV. Any help is appreciated.

Just watched the Youtube video and just used the calculator to run the numbers on my first house ever under contract and it seems like I got a good first house under contract.

I already have 10 investors on my buyers list at the moment that pay cash. I am just seeing of other ways people use to market to get the house sold quickly to help the homeowner and myself.

Hey guys just got my first property under contract and I can start marketing it to buyers today. What are some good ways to market the property and find buyers. So far I am just going to put an ad on craigslist but I'm sure you guys can give me some other effective ways that can help me sell this property fast.

that is what I thought as well. I have it in my contract that I am going to hold the money at my attorney but when I called my attorney he said that it is supposed to be held at the sellers but I don't think that is correct. I'm going to call him back and see if he can hold the deposit.

it says where the E/M is going to be held and I thought it is supposed to be held at my attorneys escrow account but he told me that it is to be held at her attorneys escrow. Does that sound correct?

I am about to get a house under contract and I am going to put $100 down as an earnest money deposit and I am not sure if I give that money to my attorney or the sellers attorney. Please help!
