The zoning  for the property is a RS-2.  A zoning variance for an RS-3 which has a minimum lot area of 2500 sq ft would be needed to be able to divide the property into two separate tax parcels. That would be an ideal situation then to rehab the existing house and decide what to do on the second lot. Possibly a rental or even a townhouse but that would mean I would have to get a new variance on the newly created property to and RT-3.5 correct? That seems like it would be a stretch to ask to rezone a property, divide, then rezone again? I'm just not to familiar with all of the zoning conditions and the difficulty of getting these variances. 

Then again to get a variance to an RT to do a 2-4 unit to hold seems like a more clean cut easier route? but possibly a harder variance to get in the area? I have a lot of stuff follow up on. My main issue is I have an existing house with 2500 sq ft of land just going to waste on the corner and finding out a way to maximize my profit. Empty land does not do that for me.

Hello everyone! I have a property in the chicago area that is a house on a 5000 sq ft lot. this house in tucked tight on one side of the lot leaving a larger portion of the lot empty on the corner I would say approximately 3000 sq ft area.I wanted to figure out what my first steps would be/ who I would need to talk to first to possibly divide the lot into two properties. The existing house is a complete gut as well and other options such as a complete demo of property and use large lot to build a multifamily unit. any feedback is welcome just wanted to get other opinions
