@Satyam Appadwedula - I don't really have a template to be honest.  I thought about doing that but I didn't take the time as I was looking for another solution.  The way mine has been structured in the past years is just a copy/paste spreadsheet, change the year and delete the entries for the previous year type deal.  Manual data entry.
Any sort of calculations that have been done as I go are on a monthly basis just for my own sheer knowledge of how my business is running.
Nothing highly automatic has been done hence why I'm trying to move in that direction for the future! :)

@Satyam Appadwedula - I still never pulled the trigger on anything yet.

I have been just using Excel for all of these years so I finished up everything for 2020 taxes on that actually last night.  Waiting on a few more documents from lenders but I will just forward to my CPA from there.

I enrolled in 3 different Quickbooks tutorial/showcase webinars here in the coming weeks so I'm really looking forward to those to see what all is going on.  To be honest, as I have researched, it seems more people are familiar with Quickbooks which makes me want to shade that way for basic questions I have throughout.  The others just aren't as well known so it's hard getting help if needed.  Also, if I choose to hand my books off to someone then I feel handing Quickbooks would be my best bet on finding a qualified person to just take it and run essentially.

Still open to ideas and not 100% yet but just my initial thoughts.  Will know more once I go through these webinars in the coming weeks.

@Lane Patterson - I'm actually doing the same thing right now and located in Conway.
The campaign I'm going through is directed more as the agent role instead of the investor but I have been doing a lot of the training throughout.  Reach out to Carrot and they have several training articles that I have been doing for weeks now.

@Grant Channell - ARREIA based out of Little Rock is hosted by Randy Thomason.  He is on here if you want to reach out.  He does several meetings every month with specific topics all via Zoom.  He was about to start hosting in-person meetups at the new year but with the recent spikes I think he decided against it.

I'm based in Conway but looking to network some more Central AR people as well.  If you have any specific type questions, feel free to reach out!

@Cara Powers - That's a lot of good information.  Do you know what the wholesale pricing of QBO is currently?  How much would it roughly cost to transfer all the current data into QBO.  My plan was to just move into the new year with a new platform and just keep my sheets separated.

@David Richter - Thanks!  It seems everyone is using QBO. I guess I just figured there was something better out there but on a different price tag is all.  Seems to not be the case.

With so much going on, I'm finally upgrading from my standard Excel spreadsheets this coming year! (I'm actually sad as I'm a spreadsheet nerd)

I'm looking for a solid web-based software that can deal with multiple "businesses".  My rentals, general business expenses, management for others, real estate agent commissions and just normal personal expenses I love to keep track of.  This could expand in the future as well.  I tend to have separate spreadsheets for all of these as I can see how each one is operating independently then come tax time my CPA just combines what is needed.

Also, a way of keeping track of every rehab project is a must as well!  I'm not doing 100s of projects here but 2-5 annually (at this time).  

I'm honestly in-between Xero or Freshbooks at this time but open to other suggestions as well.

Any insight from ACTUAL users?
