Hi everyone, thanks in advance for the replies

I'm beginning to look into multifamily property and I'd like to practice deal analysis until I feel comfortable.  I went to Loopnet, but most properties there don't give the information needed to make an accurate deal analysis (like rents, lol).

BP is a big site, and I can't easily find the information I'm looking for.  So - does anyone have a method to practice analysis.  Real properties that can give enough information to run a calculator?

Thanks in advance for any opinions.

I'm practicing analyzing deals. A pro forma from a turnkey company has cashflow on a property listed as 220/month, and the bigger pockets forum has it listed at 130. The difference is that the pro forma doesn't list repairs/maintenance and vacancy losses (although it does estimate for them). Should I include vacancy and maintenance in the monthly expense and subtract it from the cash flow, or keep the cash flow at the higher number (keeping escrow's for the vacancy/repair) when calculating ROI?

This is kind of an embarrassing question but I'm trying to find an article or blog that lists decent ranges to consider on certain criteria when evaluating multifamily (i.e., cash on cash return, CAP rate, etc).

Does anyone have a link to a pertinent article?

Hey everyone -- I have a general question.

I've been researching real estate investing for about a year, primarily to get used to the market but also to get things together to be in a position to invest.  I've held a primary interest in multiunit housing, as vacancy rate is the ONLY fear I have going into this.  It seems that just when I was ready to begin searching for an opportune investment, dozens of new multiunit apartment complexes sprang up all over Columbus overnight.  I know where I live (Powell), some of that was due to a city ordinance that recently passed, allowing new development.  But now as I drive around town I see Fro Rent signs everywhere.  Am I reading this right?  Is Columbus in an apartment glut right now?

Thanks for the welcome.  Haydn, I haven't started searching yet.  I'm practicing evaluating properties so that I can use my time wisely when I start searching.  Plus I haven't reached out to an agent yet.  I plan on starting near or shortly after Christmas.  Any advice?

I am a new member from Columbus, Ohio.  I have an interest in buy and hold multifamily and small apartment complexes, and have been honing my real estate education over the past 6 months.  I am now ready to begin investing in real estate, starting with networking, systems development and property search. 

I work a full time job.  I am self-employed and have the good grace of having a successful business and being able to live well below my means.  I have plans to invest my excess income into real estate, with the ultimate goal of having my daughter financially secure for her lifetime.
