 I'm with you on this one. The returns in real estate are not what they once were, but my conviction around the ability of RE to help protect wealth and my trust in RE above traditional financial markets remains unchanged.

In reading The Richest Man in Babylon (a must read if you haven't already), it drives home the point that ever dollar is a worker and should be put to work with a specific job. 

Markets change, and as market factors change, the job we give to each dollar should also change. 

What purpose does real estate play inside of your portfolio? Why do you buy investment property?

- Cash flow?
- Appreciation?
- Tax Advantages?
- Asset Diversification?
-...?

In a market where it is increasingly difficult to buy real estate, where expenses are going up, and rents are trending flat or downward, what drives you to keep investing in income properties?

@Dennis Medina - I love the creativity of real estate! Well done coming through the PR foreclosure purchase process! I would love to learn more about that experience.  

There are some great ways to get connected in our community. 

1) there is a monthly BP Meet up in Raleigh. You should be able to find it by filtering by events and Raleigh in the forum drop down. 

2) There is a pints and property meet up every month ... it can be found the same way at the BP Meet up info. 

3) Triangle Real Estate Investor Association is another great way to be in a room filled with like minded people. They have 6-8 in person events, every month. 

If you plan to attend any of the above, reach out and there is a good chance that we can link up at the event. I'm also always looking for an excuse to drink more coffee and talk more real estate.

 @Tamy K. - We currently use/layer AppFolio, findigs, and showdigs for management. I have never messed with Premium Turbo tenant. When I only had a few doors, I liked the basic version of Turbo Tenant and found it helpful, but once we bought a management company, we went right from that to some larger scale systems.

@Danny Krish - You've already gotten some great feedback from this community ... but i'll pile on a few more things to consider. 

1) Get plugged in locally. There is a monthly in person BP event, an event called pints and properties, a triangle deal makers session, NCREIA, and Triangle Real Estate Investors Association (TREIA) that meet in and around the Raleigh area. If you go to their site TREIA has their main meeting tonight and a Rocky Mount meeting on Monday. I'll be at both events so if you attend, it would be awesome to connect in person. 

2) When looking at what to do, a lot of it depends on what job you are looking for your real estate dollars to do inside of your over all portfolio. Is real estate there to be a hedge against inflation? Is is part of your cashflow pillar? Is it a speculative investment? Is it an appreciation driven play? Knowing what you are needed an income property to do inside your portfolio will help you narrow down what initial steps make the most sense for you. 

3) New construction can have rate buy downs paid for by the builder and new construction comes with a lower repair and cap ex cost the first 10 years (usually). $450k is a big number when only $2500 in rent is coming in the door. There are solid markets surrounding Raleigh in the path of growth with a much lower entry point. The purchase price and the rents will be lower, but the ratio of the two will draw closer together.

@Brandon Spaulding - Welcome to the BP community! There are several great real estate investor meet ups every month in the Raleigh market. If you are in the area, there is a pints and property event and a BP event that get posted in the events. Triangle Real Estate Investor Association is another great education and networking resource. If you hit up any of these local events, let me know and there is a good chance I'll be there.
