Ok this is where I need help then. I don't see any expenses other than the monthly payment and anything that may go wrong which is hit or miss I guess. The house is in good working order shouldn't need much upkeep.

That's just the payment and yes it's escrowed so that includes taxes and insurance, but nothing else. Also there is another lot beside the house if I wanted to move in a Mobil home or something like that. Just want to get started in this business and figured this would be a good way instead of selling.

Yes my current payment is $450 and I'm pretty confident I can rent it out for $575. Is that worth renting?

I'm currently living in a house that I'm moving out of and would like to rent it out instead if selling it.  I need some guidance on what exactly to do and where to start. Any help would be appreciated. I don't want to make any costly mistakes.
