I would also recommend looking for a accountant willing to work with you throughout the year. You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.

An update: The "new tenant" pass the background check, paid the first month rent, and security deposit. Setting a hard deadline really made them jump into action. Thank you all for everything. I really appreciate that advise!

Hey BP community. I have a question about a tenant who is subleasing his room which is against the lease. I would like to say the room is big enough to easily have another person living there. The new person has been living there for two months based off the Venmo thread I just saw. I was wondering if I should ask the tenant to remove their tenant(subleasee) immediately( per the lease) or charge for another guest altogether. I wanted to hear your thoughts. Thanks again.

Good evening everyone! I am new investor who just purchased my first property two months ago! I want a part time job that might help me become better investor. I generally work 9-6 Mon-Fri. I would prefer to be able to work on the weekends(anytime). I am open to anything that I can directly work with people. I would want this part time job to make at least 13 an hour. My main focus is to gain more capital and learn in this process.  The only thing that I have been able to come up with is working for Home Depot or Lowes. I think there is value in learning about materials. Any and all help would be greatly appreciated!
