Can someone please clarify this for me?

3 seperate buildings, parceled as 3 seperate addresses so investor can get single family financing on this, is that correct?  

What other information would an investor want to see before making an offer on this? In our area, its fairly "normal" for showings to happen after accepted offer to minimize disruption to tenants. 

Appreciate any input

Multi families are very inconsistent in their cash flows.  You'll have years when they are very high, and years when they are very low.  All you need is one year when you need to replace the parking lot (instead of one driveway) and all that cash flow is gone.  IF a roof leaks on a house, you replace one roof.  If a roof leaks on a multi building with 10 units in it, you're actually replacing the equivalent of 10 roofs. 

 Yes, I own over 700 doors and it's a mixture of sfh and mf so I'm well aware.  He is looking for larger cash flow to replace income, per his statement, and for most people it takes a lot of sfh to replace their income. MF provides a quicker way to do that. 

In my case, I like MF because although what you say is somewhat correct, if you properly analyze a deal and set aside a % of income for CapEx each year then it isn't an issue. In addition, it's much easier to put MF properties on auto pilot and have others running them for you. Plus almost any improvement increases the rents which therefore increases the cap rates which therefore increases the property value. That's not so with sfh.

@Regine Saint-Laurent, in most states you can file a cloud on the title (called a Memorandum) that will ensure you are paid should this happen. When title company or attorney runs a check to make sure there is clear title they will see the memorandum and call you to remove. Then, you can tell them what your fee is to remove the cloud.  

Next, be sure to remove that person and any future ones from your buyers list. You will learn who is trustworthy and who is not over time. Generally speaking most are good, hard working people but it's a cut throat business. 

Also, I do ask my sellers to not be present during showings, just like Realtors do.

@Jana Crum - thank you for the mention of Sarah. I've messaged her and will look forward to getting with her.  @Victoria H. and @Jana Crum - that's all we do at WREN is network, support, encourage and work with other women real estate investors.  It's a great group and since it's national you can meet people in your own community AND you have support and feet on the street in other markets, should you choose.  

I'm currently buying a 14 unit apartment building with 2 other WREN members.  One brought the deal and is brand new and didn't know what to do and the other has properties in Memphis already with a team in place so it made sense to bring  her in. I also bought into exceptional cash flowing hotels through a syndication that another WREN member was putting together.  Increasing my cash flow but not my workload!!!

It is so great to see so many women interested in investing now.  When I started 30 years ago and really up until the last 5 years, I was ALWAYS the only woman in the room.  It was so common place that I didn't even really notice it.  

I think this is why I was excited when asked to help start WREN.  We're a national networking group that brings together women interested in real estate, mostly investing. We have local meetings throughout the U.S., do online and in person networking, education, events, encouragement, mentoring and we get involved in each others deals and investments.  I'm currently closing on a new apartment building that was brought to me by another member and I just bought an interest in 3 hotels that was brought by a completely different member.  

I'm just so thrilled to be able to help other women have financial and time freedom so they can enjoy their lives, be a part of their children's lives and help others.  It's awesome to see!

thank you @Lara White - I did search for house hacking but I didn't include the female term.  Didn't know it was smart enough to divide those out. LOL  Thanks for the tip!  I'll give it a whirl right now.
