Kimberly Jones Paypal can take some time when you initially set up the account, but once that's done and you clear your limits, everything is smooth sailing. I did have a seller account flagged by Paypal once and it was a PAIN to get reinstated. You want to avoid that too.

Ricky Ostrom The virtual phones and faxes are great - have been using them for years, and it's true - today all you need is a phone, a computer, and a car.

I love the notifications and plus references. It's a great way to address other comments and to be notified when someone addresses you directly too. Sometimes when i read the long forums it's hard to tell who's commenting on what. This is a great addition.

I love Brian's study info. That must have been an interesting one to conduct.

I got my broker's license when many of my clients whom I had done financing for started to ask me to represent them with sellers. That way I acted as their broker too and got a piece of that commission. It was a smart and profitable play.

But for my own investments I always used a broker. Here's why it worked for me in my MF properties:

The broker was also an investor himself and had both owned and managed a few properties. he knew how to analyze deals and talk with sellers. He knew how to write a good contract and practically did all the work for me up to the point where i needed to do a final analysis and sign the offer docs. He also acted as manager for a few smaller properties and was all around a helpful guy.

If you can find an agent/broker like that, you will find alot of your time is freed up to do better things. Well worth the commission split.

When I first started my biz I shared office space with a few attorneys and biz planners. THat was fun because we shared some clients and it was exciting to have a great place for meetings.

But, most of my real meetings took place in the field, at the client's office, or at a closing table, so I ditched the office because it wasn't really a value add for a two person shop.

Then I ran into the same problem Bryan mentions in regard to business registrations, but solved that by using a registered agent. Costs about $100 a year, and i found a local attorney to do it.

Then I use a PO Box as my mailing address. It's dirt cheap and easy to access 24/7.

Seriously Nick. I'm not impressed with the facebook or twitter updates. They seem to have succeeded only in making the sites more convoluted and harder to navigate. I use google plus all the time because it seems to be more business focused now and easier to connect with my email, and also hootsuite to use twitter and facebook because i can't stand spending time on their actual sites.

Does the @replies here only work with colleagues, or anyone on that particular thread? I tried to enter Nick's name here, but it doesn't come up?
