You'll need a purchase and sales contract (buyer side) and purchase ad sales contract (sale side) and assignment form. Also, you might want to look into lease option and subject to agreements.

Great Question Sharif

To answer your question, yes, you can truly start wholesaling without using your own money, but you have to make sure, and i mean HAVE TO make sure that you have an end buyer lined up to purchase the property that you get under contract. Now I've been wholesaling for a while now, and no, you don't need to start an LLC in order to wholesale. To be honest, I set up an LLC before I did my first deal and it did cost quite a bit to set up, especially since I'm in California. But that being said, what I would do is wholesale a few properties and then go ahead and set up your LLC just for that extra protection.

Hey guys! So I'm trying to locate homeowner mailing addresses in california and was wondering how I would go about doing so. The reason I ask is because it is no longer possible to view the address on the county records due to a recent law that passed. Any help will be much appreciated!

I would like some input and advise. I'm looking to start wholesaling in the central coast area of California as I am situated here, but I was wondering, would wholesale work in california based on the fact that housing prices are so high?

Any tips and advise would be appreciated
