Definitely, also good to hear that folks are having success with smaller one-off developments!  It’s a tough market for that especially in western Washington!  Congrats!  Wish you and your husband continued success in your ventures!  If you guys are ever in the Lake Stevens area, give a holler, would be great to connect with some local like minded folks!  All the best!

Nice project!  Looks great!  As an  Architect in the Seattle area I’m only questioning one thing... how did you get away with design, engineering and landscape design for $5k total?  😁Most architects I know would charge more than that just to do the design and drawings not including structural and landscape. That’s was a killer deal.  Kudos for making it happen!

@Bryan LaRoche sounds like you and I have a pretty similar background.  Been designing schools, and public buildings for 12 years in the Seattle area.  I am a licensed architect, but haven’t bought my first deal yet.  I’ll let you know once I do and you can add another architect Who is also an investor to your list 😁.

Hey @Jason H. joining this conversation late, but becoming an architect is something that takes enough time an effort that it usually weeds out those that aren’t full in it for the love of architecture.  I am 12 years in now, and though I agree there are better professions to make money, there aren’t many that allow you to use such a broad range of skills and manage a large group of talented individuals... but then I came across real estate investing... Though the design aspect is limited, the coordination and management of many moving parts and a skilled team is very similar.  I’ve always been more interested in the management and business side of the architecture profession which I guess naturally pulled me towards investing.  I am just starting out but have been studying diligently, making connections and preparing financial to  posture myself to get off to the races! Playing it patiently right now though until we start seeing how the economy plays out with unemployment, election and “the virus”.  Hoping for some good opportunities ahead!  
Thanks for posting this, great conversation!  And for the recovering architects, everything we learn will give new insight and provide a different lens to view the world in.  I’d optimistically say that the skills an architect develops in their career won’t ever fully go to waste 😁.  All the best!

Hey Christopher, sounds like you’ve got a lot going on.  If you are looking to purchase using financing, I would focus on your credit score.  There are a lot of great videos on how to do this fairly quickly.  Next, the moms home really depends on the deal and potential rental income. If she is doing seller finance and you can cash flow I don’t see why not.  Bigger pockets has a great calculator to help you figure this out. If you aren’t cash flowing after all expenses including vacancy, repairs and cap ex,  then that’s trouble and you’ll want to focus on your house hacking... House hacking a duplex is a great idea, but you will most likely need conventional lending for this so a good credit score and saving for min. 3.5% down payment if it’s your first home should be your focus.  Good luck sir!
