I'm looking at a property for sale that has quite a bit of fire damage. Can anyone offer advice on what to consider before I make an offer. I want to avoid purchasing and then finding out it can't be rehabbed and would need to be demolished based on some city code. It has a great ARV with around 70k in repair equity based on the current sale price. TIA.
