It's exploding around here. Cat's out of the bag on the towns adjacent to Asheville (e.g. Black Mountain, Hendo). Mills River is booming. Hendersonville apartment complexes are going up like other big NC cities. Brevard is too expensive for most locals. Kind of sad to watch. Hendo had a big hotel and parking deck approved last year - not sure of the status on that.

All to say, it won't be the quaint western NC mountain towns most folks think of when they hear "Asheville" for very long...but likely good for investors. If you are cool with 30 minute drives, you can still get way out in the sticks and maybe can capitalize on future development. Somewhere I'd really be looking is the corridor between Mills River and Brevard (NC-280 or Etowah area). In 10-20 year I'm betting a ton of development out that way.

I've been in the area for mostly from about 2005 till present and love it! I am one of these younger adrenaline junkies who came here for the mountain bike trails, whitewater, and generally excited to be here attitudes we have! Love it.

I am brand new to investing but I see such tremendous opportunity in Asheville/Mills River/Hendersonville/Brevard. I see a lot of business growth, I see real estate prices skyrocketing, I see younger folks moving in with a propensity for renting versus buying, short term rental opportunities (Asheville notwithstanding), I see vacant lots in town getting snatched up and built on. With technology and the ability for folks to work remotely, people are able to move here, to a place historically lacking jobs. Just seems like a gold mine.

What do you all think? What will the market be in 20 years? Will it continue growing? Exponential? Slow? What are the limiting factors?

Curious as to why Lake Lure - what are your goals? I'm pretty new (ok, brand new), but in this area, the growth potential I see is in Asheville - Hendersonville - Mills River - Brevard, largely driven by businesses investing in the area and the explosion of outdoor recreation bringing young folks to Brevard and around Pisgah Natl Forest.

Not sure how you define "fast" but had absolutely zero issues with a 30 day close with them this past fall on my primary residence. Good folks.

@Rusty Scott any luck on this in the preceding years? Found this via search tool, and looking to do the same via foreclosure sales with my county. What did you find?

I am going to a foreclosure sale next month and there is one property of particular interest (of the 20+ listed) that is close to an acre in a gated golf community in a very good area of town. Can't wait to go to my first sale and see what the winning bid is. May toss a bid in, may not, going to learn for now!
