@Marisha my advice is to read up on forums like this and use Google to get best practices on your rights and collecting rents. Of course everything is in flux with the pandemic and eviction moratoriums which vary from state to state but there’s also programs to provide your tenants with rental assistance which  neither they nor you know about.

I was able to get a check for six months rent due to my tenant being out of work as a bartender from the local housing authority.


So my meta point is do the research and learn real time. Ironically, most books don’t advise on how to handle the challenges because that likely doesn’t sell as many copies of the ‘feel good’ variety but good information and how people figured out the challenges is out there if you look hard enough.

I’ve heard of people spending way too much money to get 1/10th of this valuable advice you summarized into a quick read. You should post this on Medium but I’m sure those in the RE education business (arguably racket) would attempt to undermine the knowledge you shared today.

I’ve been doing this for 20+ years and knowing what I am and when I’m in the other categories has enabled me to be relatively successful in Real Estate. It’s really this simple vs following the ‘get rich’ scheme of the day. Fortunately for us most of that crowd is into crypto currencies these days.

Of course, are you looking to get something in Ocean Shores or Shoreline, WA?

For me its the following

  • Its home and where I grew up
  • I already have several properties in advantageous areas for short-term rentals
  • Hotels no longer serve the needs of the modern New Orleans visitor (2+ bedrooms, Uber as an option, safer neighborhoods)
  • There's ALWAYS something interesting to do and its one of the most must visit cities in the US given how intuitively different it is from all other US cities. 

I've decided to partner with a STR management company vs. doing it on my own in New Orleans for a variety of reasons starting with the regulations setup by the city. Does anyone have a good comparison sheet or list of questions to ask any perspective managers to determine whom to partner with?

I know that Vacasa is the largest in the New Orleans market but there are other, boutique managers as well.
