I've thought about the hard money I just know their rates can be much higher than that of conventional lenders

I've read the books and listened to the podcast and have tried every way that is discussed but I am having a hard time getting my first property financed. The home is paid for but it is in need of about 60k in repairs and because of family issues that occurred last yr my credit has taken a bit of a hit. What are some ways I can go about getting the funds needed to perform the repairs so I can start generating income

both houses can be lived in almost immediately. However the one that was inherited currently will bring in around 700 as is vs anywhere from 950 up to 1050 and the one I am looking at was renting for 1000 before the previous tenants moved

I have recently inherited a house (free and clear), however, the house is over 50 yrs old and will need anywhere from 60-80k to be able to receive max rent. Is it more feasible to just refinance that house and BRRR another house I was looking at as my first rental that would only take around 15k before it could be available?
