 Curious to hear some insight from real estate agents about this. I have ran and successfully exited two marketing agencies and I am working on a third in the real estate niche. I want to build in a custom CRM with my team taking care of collecting and nurturing leads. I wonder if real estate agents will find value in this or if there is another direction that creates more value and buys you back more time. 

I've been going at it for only two months now and have already encounter several CRM platforms, to include my broker provided. Some of the well established media market platforms have built in CRMs (ReminderMedia for example). Almost all of these suggest they'll "buy back" time but there's definitely an up charge.

One approach might be to place a mechanic lien on the house in which the laborers would be paid after closing. The loan would essentially be directly with the company providing service to be paid upon sale or maybe even via installments. This may need legal review and most certainly full disclosure; but with a trust worthy business relationship it could be an option.

This setup sounds similar to the company that manages my rental; however, they were upfront about the process of billings and payments.I think the only irregularities in payments were in the initial tenancies but I think that was because part of the payment went to the property's reserve fund.

If the contract with the PM is at will, it might be best to wait until the tenants move out and let contract terminate if you're still want a different PM.

My only two cents to add would be that in a few years of working as an active agent you'd be eligible to acquire your broker's license. I know a couple who may a power team as developer and broker pair.

I think that's a great match. I going the school would enable you to get started sooner. I was thinking of a similar idea of creating a side-hustle for my real estate career - property staging could be other outlet for interior design skills.

I've often heard about this approach but have yet to read or hear about the breakdown of whether that would be a good deal for either party.

For the longest time I felt that way. When I did finally purchase a home it was only because the mortgage was cheaper than the rent. Due to circumstances I've a home owner and renter, where the home gives me a discount on the rent ;)

When the landlord competent and decent there is a sense of peace of just being able to live in that space without worrying about maintenance and other hassles.
