@Jay Helms for now its my primary residence primary goal is to start a house hack as I'm only using half of my house. I live in California so I'm sure if i hold it long enough there will be appreciation as long as i don't sell while its down. I think it would be easier to keep long term and rent it out as two units later if i move. ill be doing it legally i had the architect out the other day he's going to check with the city on what we can do exactly . ultimately its all about the numbers making sense on the construction. But i was concerned that the value over all would go down I've heard people convert duplex back to SFR for better resale.

I currently own a 4/2 and considering using 2 bedrooms and part of the garage to convert it into an ADC or duplex. This would make it 2/2 and a 1/1. My main question is will this kill my home value? short term it will allow me to cut my mortgage in half and id be able to move later and have 2 units to rent.

I want to get started and need mentoring it’s exciting and scary at the same time there’s a ton of info on here but so much and so many ways to go I’m really excited about the buy and hold passive income. I the problem there is I live in Los Angeles and I’m not a millionaire. I feel I’ll have to go out of state but I have no ideas where and I lack the relationships needed to be successful

hi daniel and kevin I'm also green and looking to network with local REI's
