@Jonathan Thrasher What is your primary mode? Also I am just looking to wholesale right now...so the numbers have to match?

I started out with it @Jonathan Thrasher because it doesn't take any money at all. All you have to do is find preforeclosures at the local courthouse, newpapers or even lawyers have website. They have the dates of the auction and the address. Take the address and find the owner's name. Go to home with the intent of see if they would like to sell, if not what is there plan? I have to qualify that by saying I haven't actually talk to an owner face to face yet but the majority aren't doing it because of the confrontation aspect. the main expenses are time, gas and any notes that you leave for the owners.

@Eric Mitchell Thanks for the advice. It seems to be working well. What I am trying to do is keep metrics to get a good handle on how many leads I need for my first face to face then how many of those I need for a deal. I will keep everyone updated if they are interested.

@Sean Edgar, that is exactly what I was thinking. I actually got a response from a note that I left about one of the eight...so we will see. I like the daylight idea. Thanks.

@Rick H. that was a very helpful post. I am working on Door knocking also and I can't seem to get anyone to be home, but I will keep after it. I think it is a great set of leads.

I have started door knocking with Pre-Foreclosure leads for about 1 week. Out of the 8 people that I have visited 2 have been listed with a real estate agent. 4 were vacant. 1 person answered the door but the owner will return on the date of the foreclosure. 1 daughter answered. So I believe that this is a good lead source even though out of 8 homes, I have yet to speak to a owner...SOOOO ready!!! So I think that by the time I get to the owner...I won't be ready....LOL...also,I am looking to wholesale so that is the end game.

Here are my questions: 

  • I am looking at a time frame.How far from the auction dates should I look? I have been out about 1 week but most owners are gone or have listed...maybe 3 weeks?
  • Also how long can the owners stay after the auction in VA?
  • Any other door knocking advice is greatly appreciated...Thanks, BP

@Shawn Bowen what exactly are you looking for? How do you find someone that has a property in their estate?
