Hi everyone! I started building my rental portfolio (2 multi, 4 sfh) last year and have since decided to pivot to flipping so I can leave my W2 and focus solely on real estate. I am looking for hard money lenders and private money lenders that will fund 100% of my deals (both purchase and rehab). I have an awesome realtor who is a flipper as well, contractors, and many resources in place to hit the ground running.. just looking for this one missing puzzle piece to add to my team. Any and all recommendations/introductions are much appreciated!!

Hey BP nation. I have a co-worker who offered to sell me his duplex for 140k. Current rents are 1k for one side and 1050 for the other. The numbers look pretty good but he told me that the roof will need replacing in the next 2 years and one of the tenants is currently going through the eviction process (court date set in August).

What are some things you would include in the contract to offset the roof replacement and the headache that will come with evicting one of the tenants? I’m trying to limit what I pay out of pocket and we aren’t using a realtor so I not sure what I can even ask for besides 2% seller concessions...

Hey all,

I am about to close on a condo that has a tenant in place as of 2/20/19. The previous owner hired Realty Executives to manage the property and they filled out the lease with the current tenant. Since I have to honor the current lease, does this mean I have to continue to use Realty Executives for the duration of the lease? Or can I just manage the property myself but just honor the terms? Any insight is much appreciated!

@Darrell May it sounds like you and your wife have had much success with your rentals! I just purchased a 2 bed, 2 bath in the fourth and gill area and was considering during Airbnb. Do you find people mostly come on the weekends? Or do you still have a steady flow of people staying during the week?
