Who would you recommend and why? Looking for recommendations for lenders who can service Colorado with the lowest interest rates, lowest points, lowest total fees, fastest close time and least amount of red tape to go through (ex: they require a costly inspection each time you want to take a drawl to pay your contractors) We are a partner team of 1 realtor and one project manager in Denver with 800+ credit scores and liquid cash looking to partner with a good lender ASAP. Hi all, 

Trying to get an understanding of the step by step process for the rehab component of the flip. (the actual construction work) 

Do any of you have a project plan that outlines the phases of the project and activities in the phases? 

How do you handle the design aspect; do you hire a designer or do this yourself? 

How do you communicate to your contractors what you want in terms of design ,materials, etc.

Thanks Dave! What is the difference between what you just sent me above and your $127 basic option? Happy to pay for this great sheet if I can get a sense of what it includes above/beyond the other version. Also, was looking at the Flipper Force web based solution/subscription. I don't think we will need the PM software piece or accounting piece as we intend to use different software for that purpose unless you can make a compelling reason not to, lol. :) For now, we are just getting into flipping and are trying to run some hypothetical scenarios though a calculator to rough out costs and estimated ROI for our first wholesale flip.

Hey all,

Do any of you have an excel spreadsheet that you have used successfully for your flipping business? Looking for something that helps factor in all variables, fixed costs, interest paid on hard money loans, reno costs, etc etc. 

I know there are lots of web based tools, but those are pretty hard wired. Looking for an Excell template we can tweak four our needs and run scenarios in.

Hi all,

What type of insurance policy/package do you recommend flippers carry? With each property we buy/sell as its own LLC, policy management could get tricky? Is there a method you us to keep the structuring/management simple? Any tips or tricks here you can recommend?

Sorry, respectfully, I thought with all of the advice you were handing out here that a professional is what you were.

We do intend to hire professionals, but I figured starting off with advice from this forum was a good place to start my learning process.
