Hey guys!

I wanted to see if I could get some advice/guidance on change that I am thinking about making in my career. To give you guys a recap on my situation, I am 24 years old living in San Diego, CA and brand new to real estate. I have been doing a lot of reading, listening to podcasts, and researching way to get into real estate but have not yet had the opportunity of actually doing my first deal. 

I currently have a wonderful full time job, however I have been having second thoughts on staying with the company as the job doesn't really match up with my personality and doesn't seem to be the right fit for myself and my goals anymore. Being my age I am considering looking into another job that relates to real estate that will give me more experience and insight into the industry which will allow me to apply it to my own future portfolio even if it means taking a reasonable pay cut. I was wondering if anyone knew of any organizations or types of companies like this that I might be able to look into. 

A few things to take into consideration is that I have a lot of experience with sales however I don't not have my real estate license (I know this is a requirement for most jobs like this). I strongly believe that gaining experience at this point in my life is much more valuable than making good money at dead end job!

Hey guys! 

I'm on my second post here with Bigger Pockets and have been really appreciating all the love/advice that I have been receiving. I have one simple request for literally ANYBODY who has had any experience or involvement in real estate. I have been doing a lot of research in how to get into real estate and have a pretty good grip as to what what the necessary steps you need to complete in order to do your first deal (find a lender, become acquaintances with an agent or seller, locate a reputable contractor/property manager, etc.) but am a little unsure as to which order I should focus on these steps in. 

I was wondering if anyone could lay out a simple/basic step by step blue print for someone who has not done their first deal to follow in an order that will both allow them to learn the ropes and see success on their first deal.

These are all extremely helpful responses! I appreciate the insight from everyone on this. I initially was really focused on trying to start my real estate endeavor with multi family and for some reason thought it would make more financial sense to smart on a smaller scale with single family until I build some more equity. Also looking at my current market in San Diego, CA I also need to take into consideration the costs that come with property out here. House hacking is what I am currently doing on a very small scale (mostly to help out a friend). With that being said I will very much start to look into purchasing a property (possibly duplex) that will allow me to launch my portfolio while not having to pay rent on a property someone else owns which makes us both feel a little hypocritical to the reason why we are getting into this industry!

Quick question for any member! My girlfriend and I have been doing a lot of homework so that we can get into real estate investing ASAP. Naturally are first step is to find out where to begin. We are both pretty young (23/24 years old) living in Southern California and have little capital saved up to invest since we graduated from college only a couple of years ago. Her thought is to first purchase a house for us to own/live in and house hack it to lower our rent prices that we pay (we both currently rent). From there she thinks we should do some rehab work to add value and continue to save more money to invest in another home for us to live in while renting out the previous house completely for passive income. I myself am looking to purchase a cheaper & out of state single family to start our real estate portfolio as an invest that will give us some passive income right away. From yo guys experience, which idea would you recommend as a couple that is just starting off? Any feedback is appreciated! Cheers!
