I've BRRRR'd a 7-unit, an 8-unit and a 14-unit. I prefer to BRRRR larger properties as units can be improved individually and provide cash-flow when rented to pay operating expenses and the private/hard money debt during the process.

Hi Mike. Yes, definitely worth attending if you're serious about real estate investing. No selling, just networking and education among peers.

Hi @Scott Meyers. I recently acquired the self-storage facilities using lease-purchase agreements so I'm not looking to sell. I added the deal to my profile to show my various investment experience. Thanks!

@Michael Noto is spot on with his response. I'm a commercial loan officer at a local bank in Eastern CT and most of my borrowers are multi-family investors. Having a W-2 is crucial to getting commercial loans at the start of your investing journey. Bank's look at a global approach to underwriting your deal including the cash-flow from the property, your personal debt to income ratio, your personal credit score, your personal assets and your property management experience. Notice my consistent use of the word personal! Best of luck.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $185,000

This was my first investment property purchase. Four-family purchased with a 25% down payment. Was able to fund the down payment with a family loan. 30 year fixed rate residential mortgage. Increased rents $75/door since purchase. All improvements completed with cashflow from the building.
