Hello BP! So I’m reading Anson Young’s book on finding and finding deals. In the 1st chapter discusses using online resources to find neighborhoods that seem to be attracting investor dollars. In the book his search returned 170 properties in 10-15 zip codes. A similar search in my local area returned 10 properties?

Do I need to consider other markets for investment based on these results?

Hey Mike, wow I was thinking the property manager was going to be one of the “systems”. Impressive that you still self manage at that level. What sort of a monthly time commitment do you estimate it requires for you? Also, if you don’t mind me asking, what are the “systems” that have made you successful. Sorry for all the questions, this is all new to me.

Hello BP,

I’m researching for my 1st real estate investment. My goal is to quickly acquire 10 properties in the next 10 years (more if possible) through creative financing, equity transfer, 1031 transfers, etc. I want my real estate business to be as passive as possible so I will be paying a property management company to manage buildings, tenants, etc.

My question is, can you please recommend good property management companies that operate in the southeast Michigan area? I need a company that can handle all aspects of management on a single property with the ability to scale up as I acquire more.

If I understand what I'm reading here about MICHIGAN law correctly: 1) the court can charge my LLC with paying the damages awarded a plaintiff. 2) the plaintiff is only entitled to distributions from the LLC. 3) this does not deprive me of any exemptions the LLC enjoys. 4) the plaintiff does not gain membership to my LLC or deprive me of membership and my rights therein. 5) the charging order is a lien that cannot be foreclosed on. 6) this is the exclusive means a plaintiff has of satisfying a judgement against my LLC.

Sounds like the same protection you would enjoy from Wyoming.

Thanks for the reply @Kyle Shankin. Super interested to see what you found out. I've already requested the LLC from the state of MI based on the advice of my attorney. Hoping I won't regret that.
