Does anybody know how I would go about figuring how much it would cost to develop some raw land? I am looking for 100 - 350 acres of country, farm land to develop into an eco-community. I have looked at various properties here in the Nashville metro area. Some land is primed, others very hilly. I have talked with many people. Any ideas?

Yes, I can help you out. I know the Nashville marker pretty well. What are you looking for as far as investing? Nashville is unique in that the market is not doing as poorly as in other parts of the country.

It is a great time to buy if you have $10MM - $1B+ to invest. The Bulk REO's are really going strong. This is what one needs to be aware of tho:
REO Packages- Nationwide, If you are seeking Commercial and/or Residential REOs at 30-65 cents on the dollar then you have found the right market.
Our Process
I work directly with several major Bank's seller mandates, and can have your buyer mandate on the phone with the seller mandate in 24 hours.

Each source has a different process to initiate the call from the seller mandate to the buyer mandate. So, tell me what size package you want to buy, for example 500 MM Nationwide or 70 MM in CA, NY, FL, and TX only. Steven

With the Sub Prime fiasco hitting most every U.S. market, creates a great market for investors. It is an awesome time to buy/hold/rent. In the Nashville TN market, which I am a part of, I am seeing a great opportunity to pick up properties at a great discount, and either wholesale to an investor/renter or rent the houses out myself. With foreclosures at an all time high, the owners of recently foreclosed properties have to live somewhere. The great thing about real estate investing is that there is always a way to find a market!

I suggest you do your due diligence and call the broker or seller. If you live near the property, drive by it. There are many resources available, I am sure, for the area, such as the local tax records, or the property records. There ARE good deals out there, but, the good ones do not stay on the market very long. Chances are they may be trying to get you to join if it is a fee based site. Buyer beware!

Hi all,
I have a big project in the works. I plan to buy about 100-350 acres of wooded, farm, or country land in the Nashville TN area. I would like to build an eco-community with a small farm, an organic community garden and some eco-friendly houses. I have never done anything like this, and I have been told the costs would be enormous. Any ideas?
