I had a similar situation as the OP's.
My rental had been vacant for about a month or two. Then one day I had a scheduled showing w/ a potential tenant.
Got to the rental, garage door wouldn't open.
None of the lights would turn on.
Flipped main breaker, nada.
Everyone in the area had power but me.

I had to show the unit w/ only natural light.
The lady did not rent it, not sure if it was because of that, but the lack of power definitely didn't help.

Turns out when previous tenant moved out, and asked power company to finalize his bill, it essentially shut off the electricity.
I ended up having to set up landlord reversal w/ the utilities companies, to prevent the same thing from happening again.
Lesson learned.

I agree w/ Dmitri & Russell.
This tenant sounds difficult to work with, and I'd want her out as soon as possible, w/o any incident.

I'd take the lack of last month rent as loss, but turn it over as quickly as possible, and hope to find a better tenant, who'll stay long term.
So basically cut the loss, and move on.

Hello all,
Has anyone had problem replying to leads that came through a mobile app called "cPro"?
I've had two people who replied to my Craigslist ad via this app, but can't seem to receive my email reply.

Is there any way around this problem?

A gentleman called, and asked if he could rent my townhouse over the phone.

Said that his employer would pay for the rent, and the monthly rent would be directly deposited into my bank account.
Also said that he'd like to sign a 2-year lease.

Red flags for me are:
1. Is it safe to give out your bank account info, for the tenant to pay for rent?

I've heard sometimes it's possible for an individuel to take money out of your checking account, if he/she knows the routing & account number, w/o an actual check.
I've also heard that in some states, as long as the tenant wires a portion of the rent into your account, you can't evict them, even though the amount isn't the full rent.

2. The guy's currently working out of state, so I guess he has legitimate reason not being able to see the place in person, which would also give me a chance to check him out.
However, it's definitely not ideal to rent to someone w/o meeting him in person.

On the other side, I'm attracted to the 2-year lease, and my place has been vacant for a month, and I need to fill it soon.

What do you guys think?
Would you rent to this guy or no?

The fridge in my rental is having an issue w/ defrosting in freezer. Appliance contractor said it can't be fixed due to a small crack on door, letting warm air in.

My wife has been complaining about the fridge we have in our kitchen.
So my plan was to buy a new one to make her happy, and move the one we have now to the rental, to make tenants happy, killing two birds w/ one stone.
I may do the same thing w/ our washer & dryer.

Found out Sears & BestBuy can haul away old fridge, but not MOVE it to a different address. I was going to give the delivery guy $40 to move (rental is very close, only several stop signs away), but BestBuy told me they have contracts w/ the delivery people that prohibits them from doing such a thing.
A local mover wants to charge $260, which seems a lot for such a short move.

Has anyone been able to do what I want to achieve?
How did you do it?

The lender said they prefer wire transfer in their payoff instructions letter.
They also require the wire to include a bunch of information.
I've never done wire transfer before...is it fairly safe & easy to include everything the lender asked for?

Or should I send in a cashier's check, where I can write the required info on there, and knowning they're there?

Could someone please tell me how I can save/print this thread, other than just saving the URL? When I try to print to PDF, the format gets all out of whack.

As a landlord myself, I understand your frustration w/ phone calls.
But don't people get your phone number & email address from your website?
If you redirect them back to the website, it may annoy some of the prospects as you pointed out.

I too hate some of the calls, but they're a great way for me to screen some folks who I could tell right away won't cut it.
Sorry I don't have good tips for you to improve your situation, but just my thoughts.
