I know each location is individually owned and operated, so will vary depending on location.  However, does anyone have any experience hiring a Real Property Management franchise to manage rentals?

Kevin R. I agree with your referenced landlord friends - I haven't seen anything close to 2% rule for SFR in my part of Arkansas. May be available in war zone areas, not sure. 1% rule is attainable and that's what I shoot for. Your numbers sound pretty much in line with SFR properties I've evaluated in Arkansas. With such attractive financing terms it seems like the deal could be inline with your goals and with little out of pocket upfront great cash-on-cash return. With $75K initial (purchase + repairs), self-managed, 8% vacancy factor, 10% of income for maintenance I'm coming up with around $100/month cash flow.

I joined BP a few months ago after discovering the podcast. Introduction better late than never, I guess.

I've been interested in REI for several years, and bought my first investment property last year. I currently have two duplexes and closing on a single family home this week. My main goal in real estate is to buy-and-hold for wealth building and passive income. I am also interested in fix and flip for building capital.

Before this year I've read as many real estate books as I can get my hands on for education. I'm so happy I found the BP podcast, and plan to continue exploring and learning more in the BP community.
