I just paid off all my credit card debt with my savings with hopes of improving my score but now I don't have as much "saved" for my down payment.. Was that the right or wrong move? #Thoughts

@Jeremy Taggart Yep. Looking to hold on to it for potential cash flow. My state requires at least one year to owner occupy for FHA.. Currently looking at the numbers to see how they work.. So run both with and without..?
@Nathan G. In all seriousness, I'm almost in the same boat, but know that if I don't start, I may never take the 1st step.. What can anyone Suggest about being in this situation?

I am currently looking to run the numbers for a duplex to find out what my NOI would be.. My question is if I plan to house hack this duplex should I not include the rent of the unit I plan on occupying to calculate NOI, since it technically isn't my income? Please help..
@Nathan G. Are you suggesting not to start investing until you've saved up the proper funds to do so?

Once I have the info that I need ( rent roll / operating expenses, etc) how do I use them to calculate if it's worth it to buy an investment property? #MultiFamily #REI
