good luck :)

Thanks! I have some of those answers, I suppose I should have included them when posting my question. I’m overwhelmed with the load of useful info and resources on BP. I def need to start narrowing and focusing.

@Zachary Betters

I haven’t thought of Charlotte. It’s now on my homework list.

@Will Fraser

Thanks Will, I hadn’t researched Oklahoma. It’s now on my homework list!

@Anthony Kelly

Thanks Anthony, you actually hit another point I have been concerned about when it comes to Tampa. Competing with the big investors. Being new, I’m definitely not as fast as the big sharks in identifying and analyzing a good deal.

Lots to learn...

@Sam Bromano

Great question. I’m wondering the same. Have you heard a good answer yet? Have you made your move?

I just listened to podcast #327 and they talk briefly about that, so have to go back and listen again with a notepad!

I’ve been investing in the area for the past 4 years (30+ units) and I’ve been also helping investors invest in the area as well. It’s true the area is saturated with investors, but like someone above said, having someone with the right contacts and who is constantly looking deals, you’ll have no issues picking up a deal if you’re patient. Investing in real estate by playing hot potato with your capital ( what a lot of newbie investors on BP are looking to do) can get you in trouble. Buy and hold investing is a mid-long term game and patience always pays. If you want to talk Tampa/ St. Pete multi family investing, feel free to reach out. But I’ll just say, don’t let people tell you it’s not the best place to invest, chances are they don’t even know the area

Thanks Anthony. I bought my first investment in Riverview roughly 10 years ago and definitely I’m into buy and hold for cash flow.

I’ve been actively looking for the past two months, but I don’t really have access to wholesale, off-market with my current agent. Maybe that’s what I’m struggling with?

Thanks Andrew. Yeah, Hawaii market won’t work for now but it’s my budget. I’ll look further into your suggestions.
