Hello BP Community -

I am writing to introduce myself. My name is Conor and live in Montclair, NJ. I am a real estate rookie.

As of this afternoon, I officially became a home owner and landlord of a 3 family home in Montclair. I am moving 2 blocks away from my current apartment.

Hopefully this is my first of many buy and hold properties - albeit with a much better cap rate, but nonetheless. I started reading quite a bit about wholesaling and would like to focus a large part of my time learning the rules. Of course, the proverbial flip is always enticing and will do my best to get involved with those, too.

Outside of hoping to build an empire, I enjoy spending time with my girlfriend, Alison. We both enjoy the outdoors - hiking, fishing, trail running, road biking, trying new restaurants and travel 6 to 8 times a year.

I want to thank BP and all of you who take the time to respond, post and share your knowledge. Much of it is extremely useful and look forward to reading what everyone shares.

Please, anyone interested in making connections, talking shop, venting, etc., please reach out. I am all in here and want to make this my world.

Hello BP Community -

I closed on my first property ever - 3 family home in Montclair, NJ. Owner occupied.

I will be meeting with the tenants tomorrow morning to introduce and set the standards of the relationship. I am not sure what to say, how to act, what to expect, what to bring, what to wear, how to set rules or even what time to meet. Any thoughts on these?

All three apartments are occupied. The middle floor was sent an eviction notice on 6/20 with removal from premise on 7/20. I think 30 days is a quick turn-a-round for someone who has been living there for 8 years. I have the ability to give her an extra 30 days if she needs it, but don't want her taking advantage. The previous seller noted how much of a pain she has been. Any thoughts on this?

Any and all advice, thoughts, inspiration, ideas, etc. would be greatly appreciated.

I am excited to be apart of BP community and to officially be a landlord (I think?).
